A wonderful children's hardcover book called The Ghost of Windy Hill by Clyde Robert Bulla. This fictional book is a great fun ghost story and a perfect fit for Halloween. It has fantastic illustrations.
Professor Carver once lived in a supposedly haunted house as a favor to the owner, a friend, to show that there was nothing to be frightened of. Now a stranger asks him to do it again. Initially reluctant, the Professor agrees and takes his wife and two children on a vacation from Boston to the countryside. The story focuses on Lorna and Jamie as they enjoy having their own rooms, explore the woods, meet some odd neighbors, and bake. Gentle and not at all frightening, this is an easy, comforting read suitable for all ages.
Clyde Robert Bulla (1914 - 2007) was the author of over fifty books for children. He received his early education in a one-room schoolhouse where he began writing stories and songs. He finished his first book shortly after his graduation from high school and then went to work on a newspaper as a columnist and a typesetter. His first book, The Donkey Cart, was published in 1946.
Don Bolognese was born in New York City to immigrant parents and grew up in an atmosphere of art and Italian culture. A graduate of the Cooper Union School of Art, he determined early on that he would be an illustrator, and after illustrating works by many other authors he decided to write his own books.

As New: The book is in the same immaculate condition as when it was published. This could be the description for a book that has been lost in a warehouse for years, never shelved, thumbed or even opened yet may still be some years old.
Fine: A Fine book approaches the condition of As New, but without being crisp. The book may have been opened and read, but there are no defects to the book, jacket or pages.
Very Good: Describes a book that shows some small signs of wear - but no tears - on either binding or paper. Any defects should be noted by the seller.
Good: Describes the average used book that has all pages or leaves present. Any defects should be noted by the seller.
Fair: Worn book that has complete text pages (including those with maps or plates) but may lack endpapers, half-title, etc. Binding, jacket (if any), etc., may also be worn. All defects should be noted.
Poor: Describes a book that is sufficiently worn. Any missing maps or plates should still be noted. This copy may be soiled, scuffed, stained or spotted and may have loose joints, hinges, pages, etc.
Binding Copy: describes a book in which the pages or leaves are perfect but the binding is very bad, loose, off, or nonexistent.
Reading Copy: A copy usually in poor to fair condition that includes all text presented in a legible fashion. The copy is fine to read but nothing more.
